You are collecting evidence in another property when a landlord calls about an EPC for a leasehold flat. It does not verify ownership, authority or property information, predict an EPC rating, calculate energy use, recommend improvements, interpret minimum standards, exemptions, grants, planning, Building Regulations or tenancy obligations, tell the caller which evidence will be accepted, confirm accreditation coverage or that an EPC can be lodged, quote, accept the instruction or promise an appointment. Gas, carbon-monoxide, fire, dangerous electrical, structural or immediate welfare concerns require the appropriate urgent route rather than an ordinary assessment enquiry.
